We aren't just building you a deck; we are creating a space that you can use to enjoy the outdoors. With every deck we take into account your lifestyle. How often will you use it? How do you like to entertain? Do you have specific furniture you want to place on it? The design and functionality are important to the satisfaction and enjoyment of your deck.


While we truly prefer the natural beauty and integrity of wood products, we will build your deck out of the material of your choice. We do our best to inform you of what to expect from your deck and are honest about the products we use.


At FM Home & Patio, we take care of you from the initial building permit and footings, down to the railings and stairs. If you have an old deck, we can even take care of the removal for you.


We can take care of it all, and in most cases, after only a few short days, you will be able to sit back and relax on your new deck!

Pressure Treated

Pressure Treated wood, also known as green treated or Alkaline Copper Quaternary (ACQ) treated lumber, is pine lumber treated with a copper based preservative system. This process helps protect the wood from decay and insect damage.


Pressure treated wood has been researched and tested since the late 1980's and has been found as the most cost-effective alternative to CCA and Wolmanized® treated lumber, which are no longer being manufactured for residential use due to the use of arsenic.


All pressure treat lumber is quality assured by a third party and is building code compliant. The preservatives in ACQ products also meet American Wood Preservers Association standards.


Some shrinking, twisting and cracking of the boards may occur over the life span of your deck due to the lumber arriving wet from the manufacturer. However, pressure treated wood is still very dependable and is one of the most affordable materials for outdoor building.

Cedar


Cedar, specifically Western Red Cedar, is lumber that has a natural resistance to moisture, decay, and insects, making it the premier choice for either interior or exterior home use. Its fibers in the heartwood contain natural preservatives that increase with age and make the outer regions of heartwood the most durable.


Cedar wood has twice the stability of most commonly available softwoods. The stability is a result of its low density and shrinkage factors. It lies flat, stays straight, and holds fastenings tightly, making it very easy to work with. It also exceeds safety classification for flame spread and smoke development.


Cedar lumber is naturally durable for all weather and provides a firm base for many types of paints and stains. When finished properly, it can last for decades even in harsh environments.

Low Maintenance

Low maintenance or maintenance free decks offer many choices of colors and textures but are often not really low maintenance, as they can scratch, stain, or fade easily.


Although throughout the past few years this material has improved, cost is still a great factor. Generally, low maintenance decking material will cost anywhere from 35% to 90% more than a wood product, and will not hold its value in a resale. If you plan to live in your home for longer than 10 years, a low maintenance deck may be the right option for you.

How long will a Cedar deck last?


Cedar is naturally resistant to rot, however with the constant moisture and freeze thaw in the Dakotas and Minnesota, the life of cedar is dependent on how well it is sealed. If a cedar deck is sealed properly, the life expectancy can be 30 years or more!



How long will a Pressure treated deck last?


Like Cedar, pressure treated decks will last much longer if it is sealed properly. The life expectancy of a pressure treated deck is 20 years or more!



How long will a low maintenance deck last?


The low maintenance decks or "Maintenance Free" decks will last longer than wood, depending on the material. Some low maintenance decking materials are less durable than wood, which makes them not stand up to the elements of the Dakotas and Minnesota. Contact the manufacturer of the low maintenance decking material that you are looking to install for the life expectancy.


Remember: All decks start using treated wood framing, there is no decking material that will last forever.



Do I need to obtain a building permit for a new deck or deck replacement?


Yes. A building permit is required for all new deck construction.



Who will pull the Permit?


FM Home & Patio will pull all necessary permits for the project.



Do we need to be home during construction?


No. All we ask is for clear access to the deck location and a working electrical source.



Do we need to call to get the Utilities located in our yard?


No. FM Home & Patio will contact the utility companies to locate all lines. If you have an underground sprinkler system, or you buried your own utilities, you must provide us with the location information.



How long does the build take?


Weather, size, and style play huge roles in determining the time frame of the build. Typically, the construction of your new deck will take 1 to 2 business days. Contact your sales rep for an accurate build time.



How much money do I have to put down before the start of the build?


None! You do not pay until the deck is complete and you are 100% satisfied. For remodels, payment is collected after each portion of the project is finished.



What payment types do you accept?


Visa, Master Card, and Discover. Check, Cashier's Check, and Cash.



Can you build a deck in late fall?


Yes. As long as we can dig footings for the posts, we can build.



How do you install your posts in to the ground?


We start with an 8" hole, 4 feet down (5 feet in MN). Next, to provide a good footing, we add 12 inches of concrete to the bottom of the hole. We then install a pressure treated post. Next we surround the post with concrete to nearly the top of the hole and top it off with topsoil, to provide a seamless transition to your landscaping.



Deck Maintenance, is it necessary?


Though your deck will last many years without the maintenance, regular cleaning and sealing will add to the life and beauty of your deck. It will help minimize discoloration and splintering.



Should I seal my new deck?


It is recommended to seal your new deck within 60 days of it being installed. This will provide time for the material to dry and become acclimated to the environment it is in.
